Questions to Ask When Building a House
Questions about the lot, the drawings, the budget, and the decisions that get locked in early, for anyone planning a new house with an architect, designer, or builder before ground is broken.

Does this lot have utilities at the road, and what will connecting them cost?
Why ask it
Water, sewer, power, and gas connections are frequently excluded from a build price and can be a serious number on a rural lot. Get written figures from the utility rather than an estimate from the seller.
What did the soil and site testing show?
Why ask it
The geotechnical report determines the foundation, and rock, expansive clay, or a high water table changes the cost before framing begins. On a lot needing septic, the percolation test decides whether it is buildable at all.
What does the zoning allow: setbacks, height, lot coverage?
Why ask it
These fix the shape of the house before anyone draws it. Ask separately about any HOA or design review committee, which is often stricter than the municipal code and slower to answer.
How does this site drain, and where does water go in a heavy storm?
Why ask it
Grading and drainage cause more expensive post-occupancy problems than almost anything else. Ask where downspouts, footing drains, and any sump discharge will actually end up, and whether that is uphill of a neighbor.
Which way will the house face, and where does the sun fall through the day?
Why ask it
Orientation sets summer heat gain, which rooms are bright in the morning, and where ice sits on the driveway in February. It costs nothing at plan stage and cannot be changed afterward.
Who owns the drawings, and what does the design fee cover?
Why ask it
Ask how many revision rounds are included and whether permit and construction sets are part of the fee. Building from a builder's stock plan can leave you unable to take the design elsewhere.
What is the total budget, including everything that is not construction?
Why ask it
Land, design fees, permits, utility connections, driveway, landscaping, window coverings, appliances, and a real contingency. A figure that counts only the build will be wrong by a wide margin.
How does the construction loan work, and when does it convert?
Why ask it
Interest-only draws, an inspection before each draw, and conversion to a mortgage at completion each carry conditions. Ask what happens if the build runs past the loan term, since extensions are not automatic.
How large should the contingency be, and who controls it?
Why ask it
Ask whether the contingency sits in your account or the builder's budget. Money the builder controls tends to be spent, and money you control tends to survive to the landscaping.
How long is permitting taking in this jurisdiction right now?
Why ask it
Review times swing widely and are outside your builder's control. Ask what recent applications took here and what commonly triggers a second round of comments.
Which decisions have to be made before ground breaks, and which can wait?
Why ask it
Ask for a selections schedule with dates on it. Late decisions on windows, cabinets, and plumbing locations are the most common cause of both delay and change orders.
Where do outlets, switches, and hose bibs actually go, room by room?
Why ask it
This is nearly free before drywall and expensive after. Walk the framed rooms with your own furniture layout in mind rather than approving a symbol plan you cannot read.
What insulation and air sealing approach are we using, and what does it achieve?
Why ask it
Ask for a performance target and a planned blower door test, not a product name. This choice determines comfort and running costs for the life of the house and cannot be redone cheaply.
How will the house be heated and cooled, and how was the equipment sized?
Why ask it
A room-by-room load calculation should size the system, not a rule of thumb per square foot. Oversized equipment short cycles, leaves humidity behind, and costs more to buy and to run.
What will the exterior materials need in maintenance?
Why ask it
Cladding, roofing, and window materials differ in repainting cycles, repair cost, and how they age in wind or sun. Ask to see the same materials on a house here that is ten years old.
What would it take to make the ground floor usable if someone cannot manage stairs?
Why ask it
A step-free entry, a wider doorway, and blocking in the bathroom walls are inexpensive during framing. The same changes later are a renovation with demolition attached.
Where does storage actually go, including mechanical space?
Why ask it
Water heaters, air handlers, filters, and a softener take real room that plans show optimistically. Walk the plan while thinking about coats, bikes, vacuum, luggage, and holiday boxes.
What gets inspected at each stage, and what do we receive in writing?
Why ask it
Ask for the inspection list and copies of every report, including third-party testing. Take your own photographs of every wall before it is covered, since nobody else will.
Which of our choices are unusual for this neighborhood?
Why ask it
Bedroom count, garage size, and layout matter more to a future buyer than finishes do. Ask a local agent rather than the builder, since the builder is not the one who resells it.
What do you wish clients understood before they started?
Why ask it
Answers point straight at what surprises people: the length of permitting, the sheer number of selections, and how long the last ten percent of the work takes.
Planning a house before ground breaks

Work to do before you pay for drawings
Get the lot investigated first
Survey, soil test, utility availability, and any easements or flood designation. Every one of these can change the design or the price, and all of them are cheaper to learn before an architect starts.
Write your program down
List how many people live here, what each room is for, and which three things you would refuse to give up. A written program is what keeps a design from drifting into a house you did not ask for.
Set the budget with a real contingency
Add land, soft costs, connections, and site work, then hold back a contingency you have not already allocated. A build with no reserve makes every surprise a compromise on finishes.
Decide who is coordinating
Architect-led, builder-led, or you as your own project manager are three different amounts of work for you. Choose deliberately rather than by default, because the default is usually you doing it badly.
Decisions that are hard to reverse
- Where the house sits on the lot, and which way the main rooms face
- Foundation type and floor level relative to the driveway and the yard
- Window sizes and locations, and the specification of the glass
- Ceiling heights and the location of any structural beam that limits a future opening
- Rough plumbing locations, including whether a future bathroom is stubbed for
- Electrical panel size and any conduit run for future solar or a car charger
- Stair location and width, which fixes circulation on both floors
Common and expensive mistakes
Designing before the lot is understood
Plans drawn without the survey and soil report frequently need reworking for setbacks, grade, or foundation. That rework is billed to you and delays permitting.
Budgeting only for construction
Soft costs, connections, driveway, and landscaping regularly add a large fraction to a construction number. Assemble the full figure before you commit to a plan size.
Spending on finishes over envelope
Countertops are replaceable and insulation is not. When something has to give, protect the parts of the house that get buried.
Signing before selections are priced
If the contract runs on allowances you have never tested against real showroom prices, the budget is a placeholder. Price your actual choices during bidding.
